OUR OFFICE

Our office is located at 18610 Gulf Blvd, Indian Shores, FL 33785, on the ground floor by the pool area. We are open 7 days a week and most holidays. Our office provides local area attraction and dining information. We are also available to print event tickets and boarding passes free of charge.

We have laundry soap, stamps etc. available for purchase. We are also able to provide change for laundry machines.

CHECK IN

Check in begins at 4:00pm on your arrival date, as units become available. We make our best effort to ensure that your unit is ready by 4:00 PM.

However, there are some situations where additional cleaning or maintenance may be required, and units may not be ready until after 4:00 PM. When necessary, we reserve the right to extend check-ins to allow extra time for cleaning or maintenance.

CONTACTLESS CHECK-IN AVAILABLE

Guests will be emailed on their arrival day and provided contactless check-in instructions. You will be contacted by direct email or through the VRBO portal depending on your booking origination.

CHECK OUT

Check out is 10:00am on departure date. When checking out please do not strip any of the bed linens. Place all used towels into the tubs or shower. Start the dishwasher if needed, remove any trash from the unit, lock the door and return keys to the office.

LATE ARRIVALS

If you are arriving after office hours, please notify us at least 24 hours prior to arrival for late arrival instructions. On-call after hours contact numbers are located on our office window.

PAPER SUPPLIES

All of our units are self-catered. Our units have most everything you would have at home – linens, bath towels, beach towels, dishes, cutlery, pots and pans. We have supplied 1 roll of bath tissue and hand soap per bathroom. We supply 1 roll of paper towels, small dish detergent and starter dishwasher pods. Additional items such as extra trash bags, dish soap, bath soap, etc. are up to you to provide.

BEACH TOWELS & LINENS

All of our properties are equipped with bed linens and towels. Beach towels are also provided. This is a complimentary service to our guests to help eliminate the need for extra luggage. Guests are responsible for any damaged or missing linens that occurs during their stay. The damage waiver excludes linens and towels that are lost or damaged. Guests wearing make-up are encouraged to use our special cosmetics towels. Guests will be charged for each damaged or missing linen.

AIR CONDITIONING

To maximize your air conditioner cooling please keep your slider door and main door closed as much as possible. DO NOT leave your slider door open while your air conditioner is operating. Please do not set the thermostat below 72 degrees. In some cases, setting the thermostat below 72 degrees may cause the air conditioning unit to “freeze over.” If this occurs the air conditioning unit will be out of service until the unit has thawed. When using the air conditioner only use the “Auto” setting DO NOT set the thermostat to the “ON” setting.

LAUNDRY

There are NO washer and dryers in the units. All of our property locations have laundry facilities on-site. Our office does offer change for the laundry and we sell laundry detergent.

CANCELLATION POLICY

100% refund for cancellations more than 30 days before check-in date
50% refund for cancellations more than 14 days before check-in date
Any reservations booked directly with our office will be subject to a $50.00 cancellation fee. There are no refunds for late arrivals or early departures.

Guests who booked through our VRBO/Homeaway listings should refer to their original booking for rates, payment and cancellation information.

REFRIGERATOR

DO NOT OVERLOAD REFRIGERATOR…Do not adjust the refrigerator settings – This is one of the biggest minor problem that we run into, and it really can be avoided. When you adjust the settings on the refrigerator, it messes up the whole system by taking the colder air from one compartment and moving it to the other. So if you turn up the settings on the freezer, it will compensate by channeling the colder air from the refrigerator compartment, making the freezer colder, but not keeping the fridge cool enough.

Please do not overload your refrigerator with room temperature items and expect them to cool down in a short period time. Load your cold items first and give your refrigerator proper time to keep your cold items cool and slowly add other room temperature items over the next 24 hours.

Spectrum TV App

Guests may download the Spectrum TV App from their preferred App Store for use on any smartphone, PC or tablet.

The Spectrum TV App is free to use with NO login or password required provided you are connected to the WIFI in the unit.

The Spectrum TV App provides same channel lineup as the cable boxes in the unit.

Rental Agreement

Florida’s Best Accommodations, Inc. is pleased to have you as our guest on the Gulf beaches of Florida. In order to make your stay as pleasant as possible we provide some general rules and regulations for your review and agreement.

Guest understands and agrees:

1) That the accommodation is a privately-owned dwelling with the owner’s furnishings, and neither Florida’s Best Accommodations, Inc. or the Owner shall be responsible for providing any additional furnishings or equipment not available or currently standard inventory for the unit.

2) Cancellations: 100% refund for cancellations more than 30 days before check-in date, 50% refund for cancellations more than 14 days before check-in date. Any reservations booked directly with our office will be subject to a $50.00 cancellation fee. Travelers who booked through our VRBO/Homeaway listings should refer to their original booking for rates, payment and cancellation information.

3) Departure maid service is included in the total quoted rate. There is no daily maid/housekeeping service. Guests are to empty all trash, load and start dishwasher, lock all windows and doors, return keys to the rental office and leave the condominium in good condition. Guests understand that additional cleaning charges may be applied if these conditions are not met.

4) That check in time begins at 4:00pm and that check out time is 10:00am. Guest understands that fees may be applied if the conditions regarding departure are not met.

5) Guests will have no more in their party than the allowed maximums. Guest understands that no others may occupy the accommodation for any reason. Guest understands that all guests/occupants must register and that facilities are for the use of registered guests only. You will be asked to check out immediately if it is determined you have more than the above listed guests or have exceeded occupancy limits.

6) To indemnify Owner and /or Property Management Company for any damage to the unit, grounds, furnishings, equipment and household items therein which occur during the guests period of occupancy, excluding normal wear and tear. Guest understands that an open credit card with imprint is required at check in to cover any damages or outstanding charges.

7) That NO pets are permitted in any accommodation or on grounds for any reason except for certified service animals.

8) That if for reasons beyond Florida’s Best Accommodations, Inc. control, the condominium unit reserved becomes unavailable; Florida’s Best Accommodations, Inc. reserves the right to substitute with another condominium unit.

9) That if guest or any member of his/her party violates any of the conditions of this agreement, Florida’s Best Accommodations, Inc. may terminate this agreement and enter the premises by force or statutory proceedings. Florida’s Best Accommodations, Inc. has final authority. Guests agree to abide by rules and regulations established at each condominium property. This includes rules concerning parking, permits, number and type of vehicles allowed on premises; regulations established by condominium Boards and owners.

10) That one or more closets and storerooms may be locked for owner’s private storage and is not included in this rental.

11) That even the best equipment, appliances, air conditioners, televisions, etc. occasionally malfunction. We cannot guarantee them to perform 100% of the time. We do guarantee to correct the problem as soon as possible.

12) That Florida’s Best Accommodations, Inc., or the individual Owner of the individual unit rented shall not be liable for damage or injury to guests or other person, or to any property on the premises or any part thereof, or in common areas thereof; and guest agrees to hold Florida’s Best Accommodations, Inc. and Owner harmless for any claims for damage no matter how caused. Florida’s Best Accommodations, Inc. will not be held responsible for acts of theft or vandalism or other damage to guests’ personal property.

13) After office hours “Lock-Out” service is provided by Florida’s Best Accommodations, Inc. There is a $75.00 lockout fee that will apply to all lockout requests after hours. (In the event you call for lockout service and then call to cancel service. The lockout fee will still apply.)

14) If there is one key missing at the time of check out a $35.00 charge will be applied. If no keys are turned in at the time of check out, a $150.00 lock replacement charge will be applied. This charge covers an emergency locksmith.

15) A parking permit will be issued at check in and is required while parked on property. Failure to display your parking permit, parking incorrectly or parking in the wrong assigned space may result in your vehicle being towed at your expense.

16) There is only ONE assigned parking space per unit at Holiday Villas III.

17) Please be advised that at Florida’s Best Accommodations, Inc., notwithstanding your use of a sign on your door or any other request made by you, the Florida’s Best Accommodations, Inc. and its staff reserve the right to enter your room for any purposes including, but not limited to, performing maintenance and repairs or checking on the safety and security of guests and property. Our staff will give reasonable notice prior to entry by knocking and announcing the intent to enter the room.

18) NO glass bottles or containers allowed in the pool area or on the Beach!!!!

Guest certifies that he/she has read carefully this agreement and agrees to abide by rules and regulations of the condominium property and those stated in this agreement and confirmation.

Hurricane Season June 1 – November 30

HURRICANE EVACUATION PLAN

All of our rental units are located in a Hurricane Evacuation Zone

IF a Hurricane were to approach our area during your stay, you would be informed of the threat by at least one of the following means.

          1. By phone

          2. A note on your door

          3. Personal contact by our staff

The notices you will receive during the approach of a hurricane will be given when a “Hurricane Watch” is issued and when an “Evacuation Order” is given.

During the “Watch” phase, you will be asked to keep in close touch with the rental office. Because of Pinellas County’s limited evacuation routes and public shelters, you should consider checking out and seeking shelter well inland. It is suggested that you notify friends or relatives of your plans.

If you choose to stay, we will do the best we can to keep you safe and comfortable.

When an “Evacuation Order” is issued, YOU WILL BE REQUIRED to check out as quickly as possible. Evacuation Route maps and public shelter information will be available at the rental office. These shelters should only be used as a last resort. If time permits, you should leave the area altogether and seek shelter inland.

If you do go to a shelter, you should bring everything you need except for food. Don’t forget important items such as medications and special dietary needs.

Shelters DO NOT have cots, blankets or pillows, so be prepared to rough it. You will not be allowed to bring pets, firearms or alcohol into the shelter. Smoking is not permitted.
